Perimeter Drain Replacement in Greater Victoria

Most homes in Greater Victoria built between the 1950s and the 1990s still have their original perimeter drains, the perforated pipe (weeping tile) that runs around the base of the foundation and carries groundwater away from your basement. After 40 to 70 years in our clay soil, that pipe collapses, fills with silt, or gets choked by roots. When it fails, water backs up against the foundation and finds its way inside.

We replace failing perimeter drains from the outside: we excavate down to the footing, remove the old pipe, and install a new drainage system that actually moves water. This is the permanent fix, not a patch. Below we explain what the job involves, what drives the cost, and how to tell if your drains are the problem.

Signs your perimeter drains are failing

Perimeter drains fail slowly, so the early signs are easy to miss until water shows up inside. If you notice more than one of these, it is worth a look.

  • Water pooling against the foundation or in window wells after heavy rain
  • A damp, musty smell in the basement or crawl space that will not clear
  • Efflorescence (white chalky staining) or dark water lines on basement walls
  • Cracks in the foundation that weep during wet weather
  • A drain-scope report during a sale that flags collapsed or root-filled pipe
  • Soggy ground or slow-draining low spots right beside the house

What the replacement process looks like

A full perimeter drain replacement is an excavation job, and we keep it organized so you always know what is happening on your property.

  • Site assessment: we look at grade, downspouts, soil, and where water is showing up, then put the scope and price in writing.
  • Excavation: we dig down to the footing around the affected sides of the house, protecting landscaping where we can.
  • Remove and inspect: the old weeping tile comes out and we confirm what failed so it does not repeat.
  • New system: we lay new perforated pipe on a proper slope, wrap it in filter fabric, and surround it with clean drain rock.
  • Waterproofing: while the foundation is exposed we can re-membrane the wall and seal cracks.
  • Backfill and restore: we backfill, re-grade so water runs away from the house, and tidy the site.

What drives the cost

We do not publish a flat price because no two Victoria lots are the same, and a firm number before we see the site would not be honest. Perimeter drain replacement is a considered, high-value job, and the price is set by the site, not a menu. These are the factors that move it most:

  • How much of the perimeter needs to be dug (one wall versus the full footprint)
  • Excavation depth and how deep the footing sits
  • Access: tight side yards, decks, patios, or mature landscaping to work around
  • Soil and water conditions (heavy clay and high water tables take longer)
  • Whether you add foundation waterproofing while the wall is open
  • Restoration: replacing concrete, walkways, or planting beds that had to come out

Why Victoria homes need this more than most

Two things put Greater Victoria foundations under pressure. First, the soil: much of the region sits on dense marine clay that holds water instead of letting it drain, so it pushes moisture toward the foundation. Second, the rain: our wet coastal winters mean months of steady water load against the house. Original clay tile and early perforated pipe simply were not built to last through that. When we replace a drain here, we design it for Victoria conditions, not a dry-climate spec.

Common questions

How long do perimeter drains last?

A properly installed modern perimeter drain typically lasts 30 to 50 years or more. The original clay or early perforated pipe on many Victoria homes is now well past that, which is why replacement, not repair, is usually the right call once it fails.

Do you have to dig up the whole yard?

Not always. If only one or two sides of the foundation are failing, we can replace just those runs. We confirm the scope during the site assessment so you only pay to dig what needs digging.

How long does the job take?

Most single-family replacements take a few days to about a week, depending on how much of the perimeter is involved, access, and weather. We give you a realistic timeline in the written scope.

Can you replace drains in winter?

Yes. Winter is often when the problem shows up, and we work through Victoria wet season. Excavation is weather-dependent day to day, but the season does not stop the job.
